Finsbury Park, London

Summary 

Finsbury Park was another Network Rail funded railway arch redevelopment project which AG Surveying commercially managed. We managed all aspects of the project from inception through to final account for the main contractor (our client), KN Group.

The works

The developer -Network Rail – initiated this railway arch redevelopment scheme to increase the rentable value of their arches by turning them all into more usable and aesthetically pleasing commercial spaces. KN group was the main contractor working for Network Rail on this scheme and we were the Estimating and Quantity Surveying Consultants working for KN Group.

The scope of works included:

  • Enabling Works: stripping out / demolition of existing linings, concrete floors, front and rear arch infills
  • Refurbishment Works: installation of new drainage system with new concrete floors, arch linings, new electrics and water installations, the construction of new brick work, glazed arch infill with roller shutter and pedestrian side doors.

The outcome

The client was very happy with our work. KN Group had approached us at tender stage as we had previously showed our capabilities with helping win the tender for the Bethnal Green arches. Once awarded, we were appointed as the Procurement and Quantity Surveying team for the project and managed to increase their margin from the 11% we allowed on subcontract packages at tender margin to in excess of 30% at final account stage.
