The Queens Hotel, Ambleside

AG Surveying commercially managed the works at Queen’s Hotel in Ambleside on behalf of our client, 7formation, who acted as principal contractor on the scheme.

The works themselves comprised of:

  • Full refurbishment of all communal areas and bedrooms
  • Structural alterations to create large open plan communal areas to the ground floor for new restaurant & bar layout
  • Remedial / improvement to the front and rear facades including new signage, rendering, sash window replacement, roof repairs etc
  • The procurement of traditional hotel fixtures and fittings including new bar and servery, reception desk, kitchen fit out, bedroom and bathroom furnishings

AG Surveying carried out the following:

  • Procurement of all sub-contract packages and specialist material / equipment orders
  • Carrying out detailed material take-off’s to ensure correct material was being ordered and delivered to site within the correct timescales
  • Managing a complex variation account due to the volume of design changes instructed by the client
  • Administering sub-contract accounts to ensure sub-contractors were paid on time and dealing with any applicable variations to sub-contract scope of works
  • Submitting client applications to ensure our client was paid correct values within the correct timescales
  • Production of cash flow forecasts to ensure the client could organise the necessary development finance for the works
