Summary

The client, Belle City Homes, was commissioned for the construction of two large, high-end 6 bedroom 6,000 sq/ft dwellings. Their commercial department was overstretched and so AG Surveying was asked to act as the Estimator and Quantity Surveyor for the project.

AG Surveying was asked to prepare a detailed bill of quantities and determine how much it would cost the client to undertake the project. Belle City Homes also required our support in placing orders with each subcontractor and commercially managing their accounts.

The works

As the client wanted to undertake the groundwork’s element of the build in-house, AG Surveying was asked to determine labour, plant, waste and material budgets, i.e. what plant was needed for the foundations, how long it would be needed for, who the client would hire it from, what they would charge, how much fuel would be needed for the plant, how much their operatives would be paid and what resource would be needed for each task. We then quantified all materials and contacted a number of suppliers for prices, etc.

For subcontracted elements, AG Surveying was asked to determine what type of trade contractors would be required for the project, before assisting in providing and agreeing a list of subcontractors to make enquiries with for each package. We then prepared a procurement schedule to manage the tendering and procurement of these packages, from holding meetings with the preferred subcontractors and agreeing terms, raising subcontract orders for each trade, managing their payment applications, issuing them with formal instructions and agreeing their final accounts.

AG Surveying also assisted in determining prelim requirements and setting budgets for each element.

Once all budgets for the project had been set, we monitored and reported on spend and profitability on a monthly basis.

The outcome

Despite numerous increases in project costs due to planning led design changes, the project exceeded profitability expectations and the site manager and project manager were particularly impressed by our team’s hands-on approach and the level of dedicated support they had from us from the get go.

We are now working with the client on a regular basis.
